A short sale is a process whereby a homeowner can sell a home and pay off an existing mortgage at less than full value. A short sale can benefit all parties to the transaction. The lender receives a more cost effective solution to the lengthy and tedious foreclosure process, which often results in less money to the lender than the short sale proceeds. The homeowner avoids the embarrassment of foreclosure as well as its damaging effect on his or her credit. The purchaser receives the opportunity to purchase a quality home at a reasonable price.

A short sale contains complexities not present in a typical real estate transaction. Moreover, not all lenders will negotiate a discounted mortgage payoff, and the parameters vary from lender to lender.
